Read the photos first

The report comes with photos. A cracked liner tile or a gap at the top shows the same in the report as it did on the screen. Start there.

If something in the list surprises you, ask. We will walk through the photo with you and say what it means in ordinary words.

What waits for the photos

The rest are quoted after the inspection. That group holds crown work, liner work, a chase cover and the damper, then mortar, masonry, the smoke chamber and the firebox.

As for the deal, a buyer may ask the seller to do the work, take money off, or allow another visit. The parties and their agents decide that. Our role stops at the report.

Order of work

Ask us which items to take first. Afterward, a re-inspection can give the buyer a new look at the finished work. Keep the invoices with the report, so the file tells the whole story from the first scan to the last repair.

Repair questions

Does failing mean the chimney is a fire hazard?

It means conditions need repair before safe use. The report lists which ones.

Is the liner priced here?

No. Liner work is quoted after the inspection.

Can I use the fireplace meanwhile?

A failed item means repair first, so wait for the work.
