Between tenants, check every flue
Tell us the property
Share the address and how many fireplaces are on site.
The gap between leases
A vacant unit is easy to enter and quiet. That makes it the right moment to look into the flue. The next tenant moves in with a record behind the fireplace.
Fireplaces in a rental see different habits from one tenant to the next. A fresh look at every turnover keeps the unit's file up to date.
The cost, worked out
Choose a level for each fireplace. Read its figure in the table. Multiply by how many fireplaces get that level.
Which level for a rental
A Level 1 is a visual check. A Level 2 adds a camera in the flue, then a walk through attic, crawlspace and roof wherever the access allows.
NFPA 211 lists when a Level 2 is called for.
- A sale or a transfer
- A fire in the chimney
- An earthquake
- A change of fuel
The report for your file
Each fireplace gets its name in the report, with findings and photos. If repairs come up, we quote after the inspection. Five fixes skip that wait. Their set prices are on our up to code page: caps, leak work, crickets with or without full flashing, and inserts.
Keep the report with the unit's records.
Who should be on site
Plan for access to every unit with a fireplace. Tell us about any past fire in the chimney, since NFPA 211 calls for a Level 2 after one.
Price per fireplace
Take the level you chose, then multiply its row by your fireplace tally.
- Full Level 2
- $380
- Level 1 inspection
- $53
- Standard flue sweep
- from $215
Ventura, Oxnard and the towns up the valley are in our range.
