What to say on the phone

Keep it short. In a Level 2 a camera rides down the whole flue. It answers whether the liner is whole and whether anything is open to the sky that should not be. We take pictures. Your client reads them, and so do you.

Why this fits a sale

NFPA 211, the chimney standard, treats a change of owner as a reason for a Level 2. Your client is not overreacting by asking.

A seller's agent can use the same line. A report in hand before listing means the first buyer's questions already have answers.

What comes back to you

A report with photos, on the day we inspect. The client picks who receives it.

  • Camera photos from inside the flue
  • Written findings on what we could reach
  • Conditions below NFPA 211 or local code, listed

If the report lists problems

A buyer may come back wanting work done, a lower price, or a return visit. You guide that. Contract advice is not what we do. Repairs without a posted range are quoted after the inspection. We cover Ventura, Ojai, Oxnard, Camarillo, Santa Paula and Fillmore.

A calm way to put it

A client may worry at the word fire. Skip the drama. Tell them the camera will show the flue as it is, that the pictures will be theirs, and that whatever the report lists will have a plain next step. The photos do the persuading.

If your client burns wood or gas at the house now, mention it when you call. We look at the cap and its screen during the visual part of the visit.

Inspection figures to pass along

The two inspection prices are the same for any caller.

Level 2 flue scan
$380
Visual Level 1
$53

Repair work follows later, quoted on its own.

Agent questions

How quick can you get out?

Quick for agents, and inspection day is also report and photo day.

Is Level 1 ever enough for a sale?

A Level 1 does not film the flue. For a sale, the Level 2 is the match.

Can I get a copy?

Yes, if your client wants you named.
